Full Job Description :-
Position Summary
Loan Processor/TRID Specialist is responsible for coordinating the entire documentation requirements to complete real estate loan transactions and non-real estate transactions from submission of application to loan closing. Provides assistance and support to the professional lending staff regarding loan documentation preparation, and review. Process loans to ensure compliance with internal and external lending guidelines and protect the Bank’s security interest.
Principal Duties and Responsibilities
Reviews loan packages for completeness and accuracy.
Requests required documentation on approvals.
Reviews loan documentation, recognizes deficiencies and takes appropriate steps to ensure accurate documentation, including data entry.
Ensure timely completion of loan boarding.
Maintains in close communication with attorney and title companies.
Sets up and maintains collateral tracking process for loans.
Creates and maintains proper loan files and an organized work area. Keeps files up to date and organized.
Uploads loan documents to Bank’s imagining software.
Immediately resolves any issues that would negatively impact the Bank’s future collectability, lien position, equity position, and/or marketability.
Once all documentation has been collected, reviewed and approved, presents complete package with approval to close.
Assists with HMDA LAR preparation and quarterly reporting.
Assists with UCC Lien searches and timely filings.
Audits all loan packages to ensure proper signatures, disbursements and documentation is obtained. Immediately reports and resolves any issue that requires corrective action and meets all regulatory timelines.
Follows up and completes items that are missing on loans to ensure the Bank is in compliance with regulatory mandates.
Provides payoffs, loan verifications, and processes releases of lien.
Works with third party vendors to resolve hazard insurance coverage issues.
Processes paid loan files upon satisfaction of mortgages including sending original documents to borrower, making copy sets for the Bank’s file and purging documents not required for retention.
Under the direction and guidance of management, prepares, presents and verifies reports.
Complies with federal and state regulations and all established Bank policies and procedures.
Review loans are entered and coded correctly and accurately to ensure accurate reporting in compliance with federal and state regulatory requirements as well as general Bank financial reporting requirements.
Assist with the prompt clearing of documentation exceptions. Follows up with lenders and/or attorney to clear exceptions as soon as possible after they are posted.
Assists department in any other project as needed.
Performs additional duties as requested.
TRID Job Duties and Responsibilities
Responsible for the entire setup process of the loan file to include RESPA disclosures.
Responsible for re-disclosing when a loan has a qualifying change of circumstance within TRIDs required 3 day time period.
Escalate and report all deficiencies identified to the loan officer in a timely manner.
Ensure all loan documentation is complete, accurate, verified and complies with the bank’s policy and Federal and State regulations at time of mortgage loan application.
Serves as a liaison between compliance and the loan officer. Identifying and addressing compliance concerns as changes are made to policy and procedures and/or new regulations are issued.
Review files for completeness and adherence of fees and compliance with TRID regulation.
Assist loan officer with issues related to the disclosure process, fees and status of the loan.
Must provide exceptional customer service.
Other Responsibilities
Supports and promotes the Bank’s vision, mission and core values, organizational structure and policies and procedures.
Must have excellent analysis, observation and decision making skills.
Highly focused, able to rapidly determine key priorities, clearly communicate the priorities and ensure resources are properly aligned.
Excellent interpersonal and communication skills are necessary for maintaining effective relationships with Board members, officers, employees, and members of the business and civic community.
Individual should be able to work under high pressure situations and a stressful atmosphere while remaining composed at all times.
Provides a strong, compassionate and visible leadership, which fosters positive attitudes and trust among employees, and customers.

Education and Experience Requirements
A self-starting team player who possesses a High school diploma or GED.
Minimum 3-5 years real estate and commercial processing experience – financial institution preferred.
Knowledgeable in loan compliance and regulations. TRID regulatory compliance experience preferred but not required.
Current knowledge of TRID regulations.
Strong analytical skills and decision making abilities.
Should possess a strong working knowledge of real estate and commercial loan underwriting concepts, techniques, compliance and regulatory guidelines.
Ability to manage multiple priorities and meet deadlines in a fast paced, high volume, work environment with accuracy and minimal supervision.
Display a positive team working attitude with associates in all departments.
Must have strong computer skills, with an emphasis on loan platforms. Proficient in Microsoft Office and AdobePro is preferred.
