TITLE OF JOB: Director Project Management
SUMMARY:
A well established and respected privately held real estate development and investment company is seeking aDirector Project Management who will be part of the Retail Construction Services Team responsible for effectively and efficiently managing all phases of project management and construction for development projects pursued by the company. The RCS Team manages and directs the consultants, contractors and other necessary professionals critical to successfully investigating, planning, engineering, designing, budgeting, permitting and constructing of development projects through project close-out. This position is a key component of the development of the projects that are critical to the company.
RESPONSIBILITIES:
Retail Construction Service Leadership

Site Evaluation: Lead the initial site planning process to develop conceptual site plans that meet the needs of the tenant(s) as well as the requirements of the critical governmental agencies. Manage the due diligence teams to provide the requisite input on potential obstacles to the development of the project.

Lastly, initiate the creation of accurate detailed budgets incorporating consultant and GC feedback specific to the project characteristics.

Consultants / Planning and Design: Lead in the selection, bidding and contracting for the services of qualified and experienced Consultants best suited to effectively and efficiently design the projects pursued by the company. Once selected, provide leadership while managing the Consultants as well as the administration of the respective consultant agreements including qualifications, contract pay applications, invoices, notices to owner, lien waivers, etc. Responsible for the development of architectural and engineering plans necessary for the development of a project in a cost-conscious manner that will be efficiently reviewed and approved by the associated governmental agencies as well as the tenants.
Permitting and Approvals: Lead the selection of the appropriate consultants that will optimally strategize and execute the permitting and approval process critical to the successful development of the project.

Moreover, lead the permitting and approval efforts to ensure timely completion of projects within the approved budget.

Contractors: Responsible for the selection, bidding and contracting for the services of qualified and experienced Contractors that are best suited to effectively and efficiently develop the projects pursued by company. Once selected, provide leadership while managing the Contractors as well as the administration of the respective contractor agreements including contracts, qualifications, bids, change orders, insurance certificates, bonds, pay applications, invoices, notices to owner, lien waivers, etc.
Construction and Tenant Turnover: Lead all efforts to effectively and timely construct the improvements that comprise the project. Likewise, lead the team in smoothly transitioning the project to the Tenant in a seamless fashion, to include monitoring the actual costs in comparison to the approved budget.

REQUIREMENTS:
Ability to lead and influence teams utilizing strong construction industry technical knowledge. Conscientious and detail-oriented with the ability to produce accurate and timely reports, documents and results. Cognizant of situations where supervisors need to become involved. Strong time management and prioritization skills. Strong analytical skills along with the ability to present in a clear and concise written or verbal format. Strong communication and interpersonal skills effective in the resolution of conflict while continually maintaining poise, tact, and diplomacy. The ability to prepare accurate and detailed budgets as well as track actual expenditures in a proactive manner.
EDUCATION:
A Bachelor’s in engineering or construction management is preferred. A minimum of five years of construction experience in the retail industry. Knowledge of standard computer software such as Outlook, Word, Excel,PowerPoint, Smart Sheets and Teams. While not required, knowledge of Auto CAD is preferred.
SALARY & BENEFITS:
A competitive compensation package, including benefits, will be provided to attract outstanding candidates.
Job Type: Full-time
Pay: $80,000.00 – $100,000.00 per year
