SUMMARY OF POSITION:
The primary role of the VP of Land Acquisition and Development is to oversee the divisional land team with the goal of building a pipeline of quality communities within the division. The position is a direct report to the Division President with strong relationship to the Regional VP of Land and the National VP of land.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Responsible for all disciplines of the Division’s Land Team; Acquisition, Entitlements and Development.
Work directly with the Division’s Leadership Team to ensure the Division hits all operational goals.
Create relationships with applicable brokers, developers, sellers, etc., in the market as necessary to cultivate land pipeline.
Assist in creating the Division’s Land Acquisition targets and goals.
Oversee the all aspects of Land Acquisition including pipeline trackers, underwriting, LOIs, contract negotiations, and Asset Management Committee (AMC) approval process.
Oversee the Entitlement Team to ensure due diligence, zoning, site plan, engineering, platting and all approvals are obtained timely.
Oversee the Development Team to ensure the Division meets it lot delivery including COC, hardscape, landscape, power and amenity goals timely.
Responsible for the setup and ongoing management of all projects land development budgets.
Communicate with investors and land bankers as they perform their due diligence and underwriting of prospective projects.
Run weekly meetings with the Land Team to manage all projects and other tasks required of the Land Team.
EXPERIENCE, SKILLS, KNOWLEDGE
Exceptional communication skills – both written and verbal
Comfortable presenting ideas and solutions to leadership and key business partners
Strong attention to detail
Strong organizational skills and time management skills
Ability to establish and maintain strong relationships
Proficient in MS Excel, PowerPoint, and Word
The work environment is representative of an office/field setting
The noise level in the work environment is usually quiet to moderate
